Signs Your Garage Floor Needs Replacing

  • Wide or uneven cracks. Hairline cracks are normal. Cracks where one side sits higher than the other mean the slab has moved.
  • Settling. A floor that has dropped along the walls or at the door, or that leaves a gap under the garage door.
  • Pitting and flaking. Road salt and de-icer drip off your car all winter and eat the surface where the tires sit.
  • Standing water. Puddles that stay put mean the floor no longer slopes toward the door.

How We Replace a Garage Slab

  1. Clear and remove. You empty the garage, and we break out and haul away the old slab.
  2. Fix what failed. We check the soil under the slab, then add and compact base so the new floor sits on a solid, even platform.
  3. Set the slope. We grade the floor to fall toward the door so snowmelt and wash water run out, not toward the house.
  4. Pour 4,500 PSI concrete. We pour a stronger mix than the common 4,000 PSI because garage floors take vehicle weight and road salt. Read why we use a 4,500 PSI mix.
  5. Finish and joint. We finish the surface and cut control joints so any cracking follows straight, planned lines.

Plan to keep vehicles off the new floor for about a week while the concrete gains strength. We will give you exact timing for your pour.

A new slab is the ideal base for a coating. An epoxy garage floor coating runs $6.50 to $8 per square foot with a $3,000 minimum. It resists oil, salt and hot tires and makes the floor easy to clean.
